Senior Executive – Real Estate 

Job Summary: We are seeking a dynamic and detail-oriented Senior Executive for our Real Estate Department to drive property acquisition, partnership development, and market research initiatives. The ideal candidate will play a crucial role in expanding our workspace portfolio by identifying, evaluating, and securing strategic properties while building robust relationships with industry partners and stakeholders. 

Key Responsibilities: 

1. Network with Partners 

Objective: To get access to potential properties for the company 

  • Assist in building and maintaining robust networks with IPCs (International Property Consultants), brokers, and industry stakeholders to identify potential properties 
  • Assist in developing and maintaining strategic partnerships with top-tier real estate developers to secure premium property opportunities 
  • Assist in collating relevant data into the prospective properties database, ensuring accurate and up-to-date information for decision-making 

2.Research and Review 

Objective: To understand the rates and market trends 

  • Assist in understanding market trends, researching competitor signups, and staying up to date about real estate growth and key transactions happening in the coworking and commercial real estate sectors 
  • Assist in using software tools and network connections to find details about property rates, availability, and market benchmarks across target locations 
  • Conduct competitive analysis to identify opportunities and gaps in the market 

3.Summarise and Shortlist Properties Management Team 

Objective: To enable informed decision-making on property acquisitions 

  • Understand the management’s requirements and curate relevant property data aligned with strategic objectives 
  • Assist in financial model analysis of different properties, including rental yields, ROI projections, and cost-benefit assessments, and present the models to the Management Team 
  • Prepare comprehensive property evaluation reports with recommendations for shortlisting 

4.Negotiation and Deal Making 

Objective: To secure favorable terms for property acquisition 

  • Assist in negotiating complex commercial terms with IPCs and Builders for rental and purchase-related contracts 
  • Facilitate interdepartmental communication with Legal, Projects, and Facilities teams for documents related to property acquisition and provide regular strategic updates to leadership 
  • Assist in obtaining information and documents for due diligence, including reviewing legal, zoning, and compliance aspects to ensure regulatory adherence 
  • Assist in the preparation of LOIs (Letters of Intent), agreements, proposals, presentations, and reports for property acquisition, ensuring accuracy and completeness 

5.Strategic Activities 

Objective: To align real estate initiatives with organizational goals 

  • Collaborate with the Workspace Sales team to enhance IPC relations and improve transaction efficiency 
  • Contribute to strategic financial initiatives, including IPO-related tasks, by gathering market data and industry trends from IPCs and other stakeholders 
  • Support cross-functional teams in property-related strategic planning and execution 

Required Qualifications 

Educational Background 

  • Bachelor’s degree in engineering, Bachelor’s degree in business administration, Law, Real Estate Management, Commerce, or related field 
  • MBA or postgraduate degree in Real Estate, Finance, or Business Management is good to have. 

Experience 

  • 3-4 years of relevant experience in real estate acquisition, property consulting, or commercial real estate operations 
  • Prior experience in the coworking, flexible workspace, or hospitality sectors is highly desirable 
  • Proven track record of working with property consultants, developers, and brokers 

Skills and Competencies 

Technical Skills: 

  • Strong understanding of commercial real estate market dynamics, property valuation, and lease structures 
  • Proficiency in financial modeling and analysis for property investments 
  • Knowledge of legal documentation, zoning regulations, and compliance requirements 
  • Familiarity with property research tools, CRM systems, and database management 
  • Advanced proficiency in MS Excel, PowerPoint, and Google Workspace tools 
  • Soft Skills: 
  • Excellent negotiation and relationship management skills 
  • Strong analytical thinking and problem-solving abilities 
  • Exceptional attention to detail and data management capabilities 
  • Outstanding verbal and written communication skills 
  • Ability to work collaboratively across multiple departments 
  • Self-motivated with strong organizational and time management skills 
  • Ability to handle multiple priorities in a fast-paced environment 

Key Performance Indicators 

  • Number of qualified properties sourced and added to the database 
  • Quality of partnership relationships maintained with IPCs, brokers, and developers 
  • Accuracy and timeliness of market research reports and property analyses 
  • Success rate of property negotiations and deal closures 
  • Turnaround time for due diligence and documentation preparation 
  • Contribution to cost savings through effective negotiation 
  • Stakeholder satisfaction ratings from internal teams

Work Environment 

  • This role requires a combination of office-based work and field visits to prospective properties. The position demands flexibility to meet with external stakeholders, attend property viewings, and coordinate with cross-functional teams. Occasional travel within and outside the city may be required.
