BHIVE Group is seeking a dynamic and experienced Team Lead – Enterprise Sales to drive workspace sales initiatives and oversee client retention and project management efforts. The ideal candidate will have significant experience in International Property Consultancy (IPC) or working with channel partners (e.g., Knight Frank, Colliers), as well as expertise in civil project management. The role involves leading a team of Business Development Managers to grow our portfolio of co-working and managed office spaces through strategic partnerships and effective project execution.
Key Responsibilities:
- Team Leadership and Management:
- Lead, mentor, and manage a team of 3-5 Senior and Junior Business Development Managers.
- Set clear objectives and performance expectations for the team.
- Conduct regular performance reviews and provide constructive feedback.
- Enterprise Client and Partner Management:
- Serve as the primary contact for enterprise clients and IPC/channel partners, representing BHIVE Group in workspace sales.
- Build and maintain strong relationships with IPC and channel partners to drive sales of co-working and managed office spaces.
- Leverage partnerships to generate leads and close high-value workspace deals.
- Sales and Business Development:
- Develop and execute strategies to meet revenue targets for workspace sales.
- Identify and pursue business opportunities in the enterprise workspace sector through IPCs and channel partnerships.
- Design and implement sales plans and campaigns targeting enterprise clients.
- Renewals and Expansion:
- Lead efforts to renew existing workspace contracts and expand client accounts.
- Collaborate with clients to explore additional space solutions and services.
- Develop client retention strategies to ensure high renewal rates and drive long-term relationships.
- Deal Management and Legal Compliance:
- Oversee all aspects of deal negotiations, including agreements, addendums, and legal documentation.
- Ensure compliance with relevant laws, regulations, and company policies.
- Work closely with legal teams to manage contracts and mitigate risks.
- Civil Project Management:
- Oversee civil project work related to workspace setup and modifications for clients.
- Ensure that projects are delivered on time, within budget, and meet client specifications.
- Act as the business liaison during project execution, coordinating with internal and external stakeholders.
- Implement quality control measures and follow-up procedures to guarantee client satisfaction.
Key Performance Indicators (KPIs):
- Revenue Growth: Achieve or exceed monthly and quarterly sales targets for workspace sales.
- Renewals and Expansion: Maintain high client renewal rates and secure additional space deals.
- Team Performance: Ensure the sales team meets or exceeds their individual targets.
- Deal Closure Rate: Achieve a high closure rate and reduce sales cycle times.
- Project Delivery: Successfully complete civil projects on time and within budget.
- Legal Compliance: Ensure 100% compliance with legal and contractual obligations.
Qualifications:
- Education: Bachelor’s degree in Business, Real Estate, or related fields. MBA preferred.
- Experience: 12+ years in enterprise or workspace sales, with a background in IPC or channel partnerships and civil project management.
- Proven track record in business development, client renewals, and strategic sales in the workspace sector.
- Strong leadership, negotiation, and relationship management skills.
- Experience overseeing civil projects, including planning and execution.
- Ability to manage complex deals and multitask effectively.
- Excellent communication and interpersonal skills.
